The redevelopment of Downtown Silver Spring in Maryland, including a new large movie cinema complex, created the need for the Wayne Avenue Garage.  A companion parking structure one block away, Town Square Garage, serves other cinema and retail tenants, some of which are in the lower levels of this parking facility.  Providing the first experience to the patrons visiting the area, this facility contains several of the latest technological advances in parking structure design.

The Wayne Avenue Parking Structure has a blend of precast panels and decorative metals to provide a modern look to the theme of the adjacent cinema. 1,789 spaces are provided on seven (7) levels, and the structural system is cast-in-place post-tensioned.  Durability features include post-tensioned concrete, epoxy-coated reinforced steel, a fully encapsulated post-tensioning system, and chloride-inhibiting add-mixtures.  In addition, design measures such as positive drainage, low slump, and low water-cement ratio concrete will help contribute to long-term durability while reducing life-cycle maintenance costs.

Both garages include state-of-the-art pay-on-foot revenue control parking equipment that will allow the cinemas and the retail tenants to validate parking tickets for reduced parking costs to the consumer.  Space availability signs are located at every level to direct drivers to open parking spaces.
