For a one-story office-warehouse building, Walker was retained to observe and document building system deficiencies and evaluate existing conditions that could considerably impact the facility’s ongoing operation during the evaluation period, and engage the services of an independent contractor to evaluate the condition of the stormwater drainage piping.

During the assessment of the building, Walker identified:

  • Potential safety hazards related to damaged and non-compliant site stair handrails, open penetrations in the roof at tilt-wall interface, and the installation of backflow prevention devices on the domestic and irrigation water systems to protect the potable water supply.
  • Site-related deficiencies that included repair recommendations for full-depth replacement of the asphaltic concrete pavement.
  • Site-related accessibility deficiencies that included non-compliant parking spaces access aisle and missing wayfinding signage to the accessible entrance.

Walker provided recommended repairs, capital expenditures forecast, and suggested upgrades. The recommendations included replacement of the modified bitumen roof system and the installation of primary and secondary overflow scuppers for sufficient drainage. The recommended repairs extend the service life of select site, building exterior, roof, and mechanical system components.
