Building Portfolio Evaluation for Municipal Client

The City of Aventura retained Walker to perform an assessment of  their property portfolio of 16 buildings:

  • 1 five-story administration building
  • 1 two-story parking garage
  • 2 two-story and one, four-story education buildings
  • 10 one-story recreational buildings

The buildings vary by use with single- and multiple tenant occupancies and are predominantly used for office, education, and recreational purposes.

Walker’s services included observation and documentation of the building system deficiencies and evaluate existing conditions that could considerably impact the facility’s ongoing operation. During the assessment, Walker identified interior accessibility deficiencies that included providing lavatory pipe insulation where missing, relocating select restroom accessories, and reconfiguring select restroom entrances to provide the minimum maneuvering clearance.

Walker provided the client with recommended repairs, capital expenditures forecast, and suggested upgrades. The repairs recommendations included:

  • Cleaning and painting exterior walls and miscellaneous metal work
  • Sealant replacement
  • Wet-seal windows glass-to-metal frames
  • Replacement of select membrane roof systems, and coating select metal roofs including repairs to sealants and fasteners
  • Additional evaluations of a glazed curtain-wall system that exhibited signs of glazing distress.
  • Site-related repairs to asphalt- and concrete­ paved surfaces, plaza deck waterproofing, cleaning, and painting of select perimeter fencing, and the cutting of select concrete curbs and sidewalks for in the installation of sidewalk grates where cuts were made for additional drainage measures.
