Heirloom at Rome addresses ADA deficiencies throughout construction

In Las Vegas, Nevada, more than 100 seniors call Heirloom at Rome home. The multifamily complex is part of the City and County’s affordable housing project for senior living and includes 38 single-family tiny homes and three buildings consisting of 238 apartments.

The building complex includes 13 distinct unit types and a wide range of common-use amenities, presenting an intricate accessibility environment. Due to these features, the client needed external assistance to identify potential accessibility issues.

Walker Consultants was hired to provide construction-phase accessibility observations to identify potential ADA and Fair Housing Act deficiencies to help the project team make intentional decisions. Those requirements included the 2010 ADA Standards, Fair Housing Act requirements, and applicable Las Vegas building code accessibility provisions.

Residents can enjoy amenities such as social clubs, a demo kitchen, a fitness room, a library, a pool, a spa, and exterior courtyards.

According to a blog post from the client’s website, “Of the 278 total units, 180 will be available to seniors making less than 49% of Area Median Income (AMI), and 96 units will be available to seniors making less than 59% of AMI.” Additionally, these tiny homes offer 400 square feet of living space, and one- and two-bedroom apartments will provide 664 to 891 square feet.
