Employees of Walker have been working with The Gables on Tuckerman Condominium since 2015 to provide them with professional engineering services regarding the structural wood framing of the buildings as well as the replacement of the balconies and decks.

The Gables on Tuckerman Condominium has 21 luxury condo buildings on 18 acres, constructed during the 1980s. The buildings are 4-story wood framed structures with sloped roofs and hardboard siding. The framing consists of metal plated wood trusses that bear on typical wood stud bearing walls. There are cantilevered wood balconies and wood decks supported by steel columns, clad with wood trim.

Walker performed an initial visual and physical condition assessment for 267 wood- framed balconies and decks to provide an initial report of our findings which included prioritized repairs over multiple phases. We developed construction documents, provided bidding services, and performed construction observation for the replacement wood-framed balconies and decks over multiple phases.

The team also performed additional assessments of the balconies and decks for updated prioritization. Walker developed repair designs for multiple metal plated wood trusses and reinforcing the bearing connection at an upper-level unit.

Walker’s knowledge of the structures throughout the community allows us to provide prompt responses to reported issues. Our work with the condominium has helped prioritize repairs and extend the life of the structures.
