Rudin Management owns and oversees 35 properties in New York City, including residential and commercial buildings and nine self-managed valet parking facilities that serve various Rudin buildings. Rudin Management engaged Walker to assess their operations and, based on Walker’s recommendations, decided to contract a third-party parking management company to run the garages under a parking management agreement.

To start the process, Walker assisted Rudin Management in drafting and administering the RFP. Walker then facilitated a virtual pre-proposal conference with participants from local and regional parking operators.

Walker then guided Rudin to evaluate RFP responses, including developing an RFP response scoring sheet to aid Rudin in selecting a cost-effective, qualified, and committed parking operator.

Walker’s significant NYC market experience and analysis of RFP responses provided clarity as to:

  • Potential deal structures
  • Market operating costs and management fees
  • Risk management
  • Relative strengths and weaknesses of operators and proposals
  • Operating plans and financial offers
