Harbor Point is a 54-floor residential high-rise on Chicago’s lakefront. The 550-foot structure was finished in 1975.

Harbor Point engaged Walker Consultants to perform a condition assessment and prepare a maintenance plan and repair documents for the existing modified bitumen roof, which was suffering water infiltration. After performing a visual assessment and infrared scan, Walker discovered that the roof was actually much older than originally thought. With this information, Walker recommended replacement instead of repair.

Walker then designed a replacement modified bitumen roofing system with added layers of protection and more reliable flashing details. Walker assisted Harbor Point management with the bidding and contractor selection process, and then performed construction architecture services to see that the work was being performed in accordance with documents. Walker’s participation also facilitated the process of dealing with unexpected and unique conditions discovered during construction.

Harbor Point now has a new roof backed by a 30-year warranty from the manufacturer, designed and installed under the observation of Walker Consultants.
