Rodin Place Repairs

The six-story Class A retail and office building in the heart of the Art Museum District was built in the 1950s. The southern storefronts are accessed by a steel truss pedestrian bridge built in 1990. The garage supporting the adjacent retail building is owned by Rodin Place and consists of a continuous composite metal deck with concrete infill supported by a steel frame. The approximately 13,000 square foot single-story deck is an extension of the slab-on-grade parking area.

The structure covers a below-grade railroad trench from the 1800s that was part of the Baldwin Locomotive Works. As a result of moisture infiltration and resulting corrosion, the metal deck and supporting steel frame experienced deterioration, which required extensive repairs.

Restoration Solutions for a Mixed-Use Garage

Initially, Walker provided a visual survey to determine maintenance needs, which quickly turned into an emergency response. A failing slab and frame required temporary shoring to maintain business operations until a repair could be made. After further investigation, the team worked together to weigh repairs versus replacement, and ultimately, a complete slab replacement was selected. Consequently, the composite metal deck was removed and replaced, and the frame was repaired as needed.

From Setback to Strategy

Multiple spot-patch repair attempts were made over the garage’s lifespan. At this stage of deterioration, Walker provided a full composite slab replacement. A more hands-on approach to construction administration kept the project schedule on task.

Stabilizing the Situation

In addition, creative phasing and shoring arrangements were employed during construction to allow continued use of adjacent parking while the garage and bridge were under repair.

Zarnas & Company, and their subconsultants worked together throughout the replacement of these vital structures to minimize impact to retail tenants, their customers, and the surrounding neighborhood. The team addressed unforeseen conditions, phasing challenges, and a tight site to deliver structures that will serve the property and its patrons for years to come.
